A fogged-up window can look a lot like condensation, but there's a key difference. Condensation forms on the surface of the glass and wipes away. If the haze is sitting inside the window, between the panes of glass, and you can't reach it, you're looking at a broken seal. These are two different problems with two different causes, and they're not handled the same way. This post covers seal failure: what it looks like, what causes it, and what it means for how your window is performing. If you're seeing condensation that does wipe away, that's a humidity issue explained in our post on window condensation.
Most modern windows are double or triple-pane, meaning they have two or three layers of glass with a gap between them. That gap is filled with argon or krypton gas, two odorless, invisible gases that have a lower thermal conductivity than regular air. Because these gases resist heat transfer more effectively, a multi-pane window is more energy-efficient than a single pane of glass. The seal running around the edge of the glass unit keeps that gas inside while preventing outside air and moisture from getting in. Our post on single, double, and triple-pane windows explains how the pane count and gas fill work together if you want more detail on that.
When the seal fails, the gas escapes. Outside air, which carries humidity and transfers heat much more readily, takes its place. The window still looks like a window, but it's no longer doing the same job.

The most common sign is fogging between the panes. It might look like a haze, a cloudy film, or visible moisture sitting inside the glass where nothing can reach it. The simplest way to confirm what you're looking at is to wipe the glass. If the haze disappears, it's on the surface. If it stays, it's between the panes and the seal has failed.
Other signs to look for:

Seals don't usually fail from a single event. Most of the time it's gradual wear from conditions the window deals with every day.
Age. Seal materials harden and shrink over time from exposure to heat, UV light, and general weathering. Most seals are rated for 10 to 20 years under normal conditions. Older windows are simply more likely to have failed seals.
Thermal cycling. Every day, the glass expands slightly in heat and contracts in cold. That movement puts stress on the seal at the edges of the glass unit, and it repeats hundreds of times a year. Over a long enough period, that stress breaks down the seal material at the perimeter.
Climate. In regions with cold winters, freeze-thaw cycling, where temperatures repeatedly cross the freezing point, puts more aggressive stress on seals than moderate climates do. In hot, high-UV climates, heat and sun exposure do more of the damage.
Physical impact. A hard hit to the glass or frame can compromise the seal directly, even if the glass itself doesn't crack.
Poor installation. A window that wasn't installed correctly may develop seal problems earlier than it should.

Fogging between the panes is easy to dismiss as a cosmetic issue. The more significant problem is what's happening to the window's performance.
The gas fill that escaped when the seal failed was actively slowing heat transfer through your window. With ordinary air in its place, the window conducts heat more easily in both directions — more heat entering in summer, more heat escaping in winter. Your heating and cooling systems have to work harder to compensate, and that shows up in energy bills over time.
What makes this easy to underestimate: thermal performance can drop before any fogging appears. A window can be working significantly below its rated efficiency for a full season before the visible symptom shows up. If you're seeing higher energy costs without an obvious explanation, failed seals are worth checking. Our post on how much energy-efficient windows can save covers what a well-performing window should actually be doing for your home, and Renuity's energy-efficient window options are worth reviewing if replacement is on your radar.
You may come across companies that offer window defogging as an alternative. The process involves drilling a small hole in the glass, injecting a cleaning solution to remove the moisture and residue inside, and installing a small vent to allow moisture to escape going forward.
This clears the fogging. It does not put the gas fill back, and it does not repair the seal. The vent installed in the glass is a permanent opening, which means the sealed unit is no longer sealed. The window's insulating value stays degraded, and because the underlying cause hasn't been addressed, fogging typically returns within a few seasons as moisture continues moving in and out through that vent.
Defogging removes a symptom. The window itself remains compromised.

A failed seal doesn't stabilize or improve on its own. Once the gas fill is gone and moisture has access to the interior of the glass unit, performance and condition continue to decline.
Full window replacement is what restores insulating performance, brings the window up to current efficiency standards, and gives you a new seal backed by a manufacturer's warranty. Before scheduling anything, it's worth checking whether the failed seal falls under the warranty on your existing windows. Some manufacturers cover seal failure specifically, and the terms vary. Our post on window warranties explains what to look for.
