When you are replacing windows, the choice between single-hung and double-hung comes down to a few practical questions about your home and your budget. The window type you choose affects how much you spend upfront, how you maintain the windows over time, and how well certain rooms ventilate.
This guide covers each factor so you can make a project-level decision before you request a quote.
In a single-hung window, the bottom sash slides up and down. The top sash is fixed in place. In a double-hung window, both sashes move independently. Both also tilt inward, which means you can clean the exterior glass from inside the room. That is the entire mechanical difference between the two types.
Single-hung windows were the standard in American home construction through most of the 20th century. They cost less to manufacture and install, which made them the default choice for builders working at scale. Double-hung windows were used throughout that same period, but they were more common in higher-end construction where the added cost was less of a constraint. If your home was built before the 1980s, there is a good chance it has single-hung windows. Homes built after that period are more of a mixed picture, as double-hung became more affordable and more widely specified.

Double-hung windows cost roughly 10 to 20 percent more than single-hung windows for the same unit. Your actual project cost depends on window count, frame condition, glass package, and your market. An accurate number requires a home assessment because installers price based on the specific conditions of your home.
On a small replacement project, that percentage difference may not move the needle much. On a larger project, say 15 or 20 windows, it adds up.
There is also a long-term cost to factor in. Single-hung windows on upper floors require exterior cleaning from a ladder or by hiring a window cleaner. For homeowners who hire that work out regularly, the recurring cost narrows the price gap with double-hung over time. How much it narrows depends on how often you clean and what you pay. For ground-floor windows with easy exterior access, the consideration does not apply.
Financing is available with Renuity for our window replacement projects, which can spread the cost over time to make your home upgrade more accessible today instead of putting off a needed upgrade.
Window type is one part of your replacement cost. Frame condition is another, and it can affect which option makes financial sense for your project.
When an installer assesses your home, they look at the existing frame around each window opening. If the frame is structurally sound, the new window goes in without additional work. If the frame has rot, water damage, or structural problems, it needs to be repaired or replaced before installation. That work adds cost and is not visible until someone opens up the wall.

This matters to the single-hung versus double-hung decision in a practical way. If you are already spending money on frame repairs for a portion of your windows, the incremental cost of upgrading those specific windows to double-hung is a smaller addition to a larger bill. Conversely, if your frames are in good condition across the board and your budget is tight, the 10 to 20 percent difference is a cleaner number to weigh against the functional benefits.
An in-home estimate will tell you what your frames look like before you commit to anything. That information changes the project math more than most buyers expect going in.
Double-hung windows make the most sense in two situations:

Single-hung windows are a practical choice in these specific situations:

Window type is not what determines how energy-efficient a window is. Single-hung windows have a slight edge in theory because one fewer moving part means one fewer seal point where air can get through. On a quality installation in typical conditions, that difference is small enough to be negligible. In high-wind climates or as windows age and sashes settle, the gap can become a bigger deal.
What really determines efficiency is the glass package. Low-e coatings reflect heat back into the room in winter and block it from entering in summer. Argon gas fill between panes slows heat transfer better than air alone. The difference between single-pane, dual-pane, and triple-pane glass is significant in terms of insulation.
Frame material is also a factor. Vinyl frames with multi-chambered construction reduce heat transfer at the frame itself, not just through the glass. That improvement applies regardless of window type. For a realistic look at what efficient windows can save on energy costs, this guide on how much you can save with energy-efficient windows breaks down the numbers.
The short version: the glass package and frame material you choose will have much more impact on whether your windows are energy efficient than whether you go with single-hung or double-hung.

Most replacement window projects involve a mix of windows where the right answer is not the same for every opening. The cost math looks different depending on scope, and frame condition can shift the calculation further once an installation professional looks at the openings.
